Why narrow townhouse stairs change the move plan

Townhouse residents in North York and York Region moving furniture down a narrow staircase need the stair route and the curb settled before the truck arrives, because Toronto's Special Parking Consideration is not available for moving days. Move Your Stuff gives its time estimates during an on-site inspection, which is where both problems get scoped.

Move Your Stuff states that it always strives to finish a move in a single day, and it names distance, volume and additional services requested as the factors that influence moving cost. A staircase that turns a wardrobe or bed frame into a disassembly job adds a service to the day, which is why each of those pieces belongs in the estimate and not in a surprise on the morning of the move.

Furniture that must come apart before the stairs

Many residents assume a wardrobe or bed frame that went up the stairs in boxes can come down assembled, when a tight stairwell often means taking it apart and rebuilding it at the other end. Move Your Stuff's published times show why that work needs its own slot: a standard PAX wardrobe assembly runs 60 to 90 minutes, and a platform bed frame typically takes 30 to 45 minutes.

Rebuilding at the new home requires no tools or materials from the customer, and wall anchoring is included in Move Your Stuff's furniture assembly service. This covers tall pieces that were fixed to a wall upstairs, which have to be anchored again once they stand in the new bedroom.

Assembly can be booked on its own, and next-day booking is typically available, though reassembly at the destination is priced at a reduced rate when combined with a full move booking. Each piece is priced by furniture type and complexity, and no payment is taken until the job is confirmed complete and the customer confirms the piece is correct.

  • Bed frames, platform beds included
  • Tall shelving or dressers anchored to a wall
  • Whether reassembly is added to the full move booking or scheduled as a separate visit

Pianos and heavy single items on tight stairs

Move Your Stuff says it has been moving pianos across the GTA for over 15 years, and its terms put a scheduling condition on every piano job. You or a designated representative must be present at both the origin and the destination, which matters for a seller who hands over keys early or a buyer who has not yet taken possession.

Every piano move is covered under instrument-specific insurance, and the company states that the cost difference between an upright and a grand reflects crew size and time on site, with no premium for the instrument type. A narrow townhouse stair that calls for more hands or more time is therefore something the inspection should record before the quote is written.

A single heavy dresser or cabinet that is the only awkward piece in the house can be moved on its own schedule. Move Your Stuff says the ideal is to book up to a week in advance, though short-notice bookings are accepted depending on availability, which suits a resident who wants the hardest item down the stairs before the boxes follow.

  • Upright piano, at least one week of advance booking
  • Grand piano, at least two weeks
  • Concert grand, a site visit before any booking is confirmed
  • Digital and hybrid pianos, moved with the same crew care as an acoustic upright of equivalent cabinet size

Who packs the boxes affects damage coverage

Under Move Your Stuff's packing services terms, items packed by the crew are covered against damage during the move, and coverage is voided for items the client packed. A resident who packs the kitchen alone and hires the crew only to carry boxes down the stair keeps the savings in effort but gives up coverage on those cartons.

Packing has to be booked when the move date is confirmed and cannot be added as a request on the day of the move. From May through September the company advises booking at least two to three weeks ahead, while outside that peak one week is typically sufficient, and same-day or next-day packing depends on crew availability.

Packing is included free with a booked move, with all materials supplied and no home size cap that triggers an additional fee. For a two-bedroom home, a two-person crew typically finishes in three to four hours, time worth placing on the calendar before the furniture carry begins.

Parking and street permits at the curb

A townhouse set close to the lot line can leave no room on the property for a truck or container. In North York, the City of Toronto's Street Occupation Permit is required to occupy the boulevard, sidewalk, roadway or public lane beyond your property line with equipment such as a moving container during a demolition, renovation or construction project. Permits are obtained in person and paid for when issued, so residents pairing a move with renovation work should confirm with the city early.

A truck parked in the wrong spot has no exemption to fall back on, since Special Parking Consideration excludes moving days as well as sidewalks, boulevards, No Standing or No Stopping zones, fire routes and permit parking streets. Where the moving truck will stand on a North York street is therefore a decision to settle at the inspection, alongside any permit for a container.

In Richmond Hill, York Region requires a permit before installing signs or doing any type of work on Regional roads, and it asks for construction permit applications approximately four weeks before the anticipated start date. That rule covers signs and road work, so a resident on a Regional road who is unsure whether anything about the move setup falls under it should confirm with York Region's road use permit page before the date is set.

  • Parking on sidewalks or boulevards
  • No Standing or No Stopping zones
  • Fire routes
  • Streets with permit parking

Clearing items that should not ride the truck

Vaughan and Markham residents can take paint, paint thinner, propane cylinders, batteries and motor oil, along with electronics and tires, to York Region's waste depots. The Region's hazardous waste disposal rules set a limit of 60 litres of household hazardous waste per vehicle per day and 20 fluorescent tubes per day, in well-labelled, sealed containers, so a full garage clear-out may take more than one trip.

North York residents use the City of Toronto drop-off depots listed below. Toronto depots currently do not accept tires until further notice, and a safe motorized vehicle with a secured load is required, as walk-ins and bicycles are not permitted. Bulky furniture not worth carrying down a narrow stair can go through Move Your Stuff's junk removal service.

The last check, and the one easiest to leave until the date is already fixed, is the on-site inspection where Move Your Stuff produces its time estimate. Call Move Your Stuff at 647-982-1819, with the team available 9am to 9pm, 7 days a week, to book it, then request a quote so the stair route, disassembly and packing are scoped before the move date is locked.
